A practice management platform I designed and built for my own real estate operations. Six modules covering the full lifecycle from relationship maintenance through deal preparation and referral management.

This is not a client project — I built it because I needed it. Fifteen years of running residential transactions surfaced the same bottlenecks repeatedly: contact follow-up falling through cracks, market signals missed, deal prep consuming hours of manual research. Rather than buying another CRM that would not fit how I actually work, I designed a system from scratch.

SphereKeeper Built
Relationship maintenance engine. Manages a contact registry with tiered segmentation, generates weekly touch lists, tracks interaction history. Built with full test coverage — 15 passing tests.
DealScout Designed
Market intelligence monitor. Watches MLS listings, FSBO postings, probate filings, and foreclosure activity across target zip codes.
GateKeeper Designed
Lead qualification and triage. Scores inbound leads, routes them based on intent signals, filters noise from signal.
PrepEngine Designed
Consultation and deal preparation. Assembles property research, comparable analysis, and market context into structured prep packages. Bilingual output in English and Spanish.
ReferralEngine Designed
Automated referral pipeline for leads from Zillow, Facebook Marketplace, and other inbound channels. Manages agent matching and referral fee tracking.
SignalTower Designed
Content positioning system for network activation. Generates targeted content for specific audience segments without crossing into unwanted outreach.
Technical Stack
Current Status

Phase 1 (SphereKeeper) is code-complete with full test coverage. The remaining five modules are architecturally designed with detailed specifications. This platform demonstrates the kind of system I build: scoped to a real operator's workflow, designed for a 10-20 hour per week operational constraint, and built to be maintained by the person who uses it.
